A water softener is the only common household treatment that actually removes hardness minerals. Water runs through a tank of resin beads that hold sodium (or potassium) ions; dissolved calcium and magnesium swap places with those ions and stay behind on the resin. What leaves the tank is soft water — no scale-forming minerals left to bake onto a heating element or crust up a shower head.
The system periodically flushes the collected hardness down the drain with a brine solution and reloads the resin. That cycle is called regeneration, and how efficiently it happens is the single biggest difference between a well-sized softener and one that quietly wastes salt and water for a decade.
What water softeners actually means
Hardness is usually reported in grains per gallon (gpg) or in milligrams per litre of calcium carbonate (mg/L, sometimes written as ppm). One grain per gallon is about 17.1 mg/L. The commonly used scale runs: under 1 gpg is soft, 1–3.5 gpg slightly hard, 3.5–7 gpg moderately hard, 7–10.5 gpg hard, and above 10.5 gpg very hard.
Hard water is not a safety issue — the US EPA treats hardness as an aesthetic and nuisance characteristic, not a health-based standard. What it does do is cost money: scale insulates water-heater elements so they work harder, it narrows fixture openings, it shortens the life of dishwashers and washing machines, and it makes soap and detergent far less effective than the dose on the label assumes.
Softening is different from filtration. A softener trades hardness ions for sodium ions; it does not remove chlorine taste, sediment, or most dissolved contaminants. Homes that want both usually run a filter and a softener in series rather than expecting one appliance to do both jobs.
Symptoms you might be seeing
- White or chalky crust building up on faucet aerators, shower heads and glass shower doors
- Soap and shampoo that will not lather, and a filmy residue left on skin and hair
- Spots and cloudy streaks on glassware after a dishwasher cycle
- Laundry that comes out stiff, dingy or grey even with a full detergent dose
- A water heater that runs out of hot water sooner than it used to, or rumbles and pops when it heats
- Stiff, slow-closing valves and toilet fill valves that need replacing more often than they should
What causes it
Carbonate geology
Most of Florida's groundwater moves through limestone and other carbonate rock. Water dissolves a small amount of calcium carbonate as it travels, and that dissolved mineral is exactly what hardness measures. It is a normal characteristic of the aquifer, not a sign that something has gone wrong.
Source blending at the utility
Municipal systems can draw from more than one source and blend them. Hardness at the tap can therefore shift over time and differ between neighbourhoods on the same utility, which is why a current reading at your own hose bib matters more than a citywide average.
Private well water
A well delivers untreated aquifer water straight to the house, so hardness arrives at full strength along with whatever iron, manganese or hydrogen sulfide the formation carries. Wells frequently need a treatment train, not just a softener.
An undersized or failing existing softener
Hard-water symptoms coming back in a home that already has a softener usually mean the unit is out of salt, the control valve is not regenerating, the resin is fouled with iron, or the system was sized for a smaller household than the one living there now.
How we inspect and diagnose it
- Measure hardness in grains per gallon at an outside spigot and at an untreated cold tap inside, so we can see whether anything upstream is already changing the water.
- Test for dissolved iron and manganese. Iron consumes softener capacity and fouls resin, so it changes both the sizing maths and whether a softener alone is the right answer.
- Check pH and total dissolved solids for context, and note any chlorine residual on city water.
- Count occupants and fixtures, and look at peak simultaneous demand — a two-bathroom house that showers at the same time every morning needs different flow than the same house on staggered schedules.
- Inspect the plumbing entry point, available drain, electrical outlet and physical space, because the practical install location often constrains equipment choice more than the water chemistry does.
- If a softener is already installed, check salt level, brine draw, drain flow and resin condition before recommending anything new.

Repair or replace?
Repair usually makes sense when the tank and resin are sound and the failure is a serviceable part: a worn piston or seal kit, a clogged injector, a stuck brine float, a blocked drain line, or a control board on a valve that still has parts available.
Replacement usually makes more sense when the resin bed is fouled or has lost capacity, when the original unit was sized for the wrong household, when the control valve is a discontinued model with no parts supply, or when repeated repairs are stacking up on a unit that is already near the end of a typical service life.
A softener that keeps 'failing' shortly after being fixed is often not broken at all — it is being asked to remove iron it was never designed to handle. In that case the correct answer is a pre-treatment stage ahead of the softener, not a new softener.
We will tell you when a repair is the better value. There is no reason to sell a replacement to a household whose only problem is a fifteen-dollar float assembly.
Equipment and materials involved
Ion-exchange resin tank
The pressure vessel that holds the resin bed. Capacity is rated in grains, which is what the sizing calculation is matched against.
Metered control valve
A demand-initiated valve regenerates based on gallons used rather than on a fixed clock schedule, which normally means less salt and less water than an old timer-based head.
Brine tank
Holds the salt and produces the brine solution used to recharge the resin. Salt type and how full it is kept both affect how cleanly regeneration runs.
Bypass valve
Lets the softener be isolated for service without shutting off water to the house — and lets untreated water be sent to an outside spigot if you would rather not soften irrigation water.
Salt-free conditioners (a different product entirely)
Template-assisted crystallisation and similar 'salt-free' units do not remove calcium and magnesium. They aim to change how the minerals behave so less scale sticks. A hardness test after one is installed will still read hard, and you will not get the lather or the slick feel of softened water. They are worth considering when a drain is unavailable or salt discharge is a concern — but they should be described honestly, not sold as softeners.
What affects the cost
We do not publish prices for this work, and we would be making them up if we did — the same service can differ substantially between two houses on the same street depending on the water and the plumbing. What we can be specific about is what moves the number:
- Measured hardness and household size, which together set the grain capacity you actually need
- Whether iron, manganese or hydrogen sulfide is present, since those require pre-treatment ahead of the softener rather than a bigger softener
- Valve type — a demand-initiated metered valve costs more up front than a timer and usually costs less to run
- Installation complexity: distance from the main water entry, whether a drain and an outlet are already nearby, whether a loop was roughed in when the house was built, and whether existing plumbing needs to be reworked
- Whether an old system has to be removed and disposed of
- Whether you want a single softener or a treatment train with filtration stages ahead of it

How long it takes
- A straightforward softener swap or an installation onto an existing plumbing loop is usually a same-visit job.
- A first-time installation on a home with no loop takes longer, because the plumbing tie-in, drain and power all have to be created.
- Adding pre-treatment for iron or odour extends the work — those systems have their own tanks, backwash requirements and drain needs.
- Resin needs a short run-in period. Expect the first regeneration to be programmed for that night and the treated-water reading to be verified after it completes.
Keeping it working
- Keep the brine tank supplied with salt and check it on a regular schedule rather than waiting for hard-water symptoms to come back.
- Watch for salt bridging — a hardened crust that spans the tank and leaves an air gap underneath, so the unit looks full but is drawing no brine at all.
- Clean the brine tank periodically; most salts leave some insoluble residue behind over time.
- Use a resin cleaner on a regular cadence if there is any iron in the source water.
- Re-test hardness at least once a year. A softener that has quietly stopped regenerating gives no warning other than the reading drifting back up.
- Exercise the bypass valve occasionally so it is not seized the day you need to isolate the unit.
Most of the failures we are called out to were preventable. Scheduled maintenance and filter replacement is the cheapest part of owning any of this equipment.
Limitations and realistic outcomes
- A softener removes hardness. It does not remove chlorine taste, sediment, most dissolved organics, or bacteria — those need different equipment.
- Ion exchange adds a small amount of sodium to the treated water, proportional to how hard the incoming water was. Households that would rather avoid that can regenerate with potassium chloride instead, or leave a drinking-water tap unsoftened and add a point-of-use system.
- Softeners handle only low levels of dissolved (clear-water) iron. Oxidised red-water iron and iron bacteria will foul the resin, and need to be removed upstream.
- Existing scale already inside a water heater or pipe does not vanish when a softener is installed. Softening stops new scale forming; old deposits break down slowly, or not at all.
- Regeneration sends brine to the drain. Where that discharge goes — sewer or septic — matters and should be confirmed before installation.
North Port considerations
North Port homes fall into two distinct groups, and they need different answers. Homes inside the City of North Port utility service area receive treated municipal water, so the usual complaints are scale plus a chlorine taste or smell. Homes on the outer edges of the city — the large platted areas that were never connected to central water — are on private wells, drawing straight from the aquifer with no treatment at all.
Because North Port covers a very large land area with a long history of incremental utility expansion, two houses a few streets apart can be on completely different water. Port Charlotte considerations
Port Charlotte is largely served by Charlotte County Utilities on treated municipal water, so most softener work here starts from a treated supply rather than raw well water. That usually means the conversation is about scale, appliance life and soap performance rather than iron or odour — though we still test for those before ruling them out.
Port Charlotte's very large stock of 1960s–1980s canal-front and platted-lot homes means a lot of original plumbing and a lot of water heaters running on decades of accumulated scale. What hardness level actually justifies a softener?
There is no legal threshold, because hardness is an aesthetic characteristic rather than a health-based one. Practically, most households start noticing scale and soap problems in the hard range — roughly 7 grains per gallon and up — and the case gets stronger the higher the reading and the more hot water the house uses. Below that, the honest answer is often that a softener is optional.
Will softened water feel slippery?
Yes, and that is normal. Without hardness minerals to react with, soap rinses off completely instead of leaving a fine residue on your skin. Most people adjust within a week and start using noticeably less soap and shampoo.
Should I soften water going to my irrigation and outside spigots?
Usually not. Landscape irrigation is a large volume of water that gains nothing from softening, and running it through the system means more regenerations and more salt. A properly installed system leaves outside spigots on untreated water.
Is a salt-free conditioner the same thing as a softener?
No. Salt-free conditioners do not remove calcium and magnesium, so a hardness test after installation will still read hard and you will not get the soap performance or the feel of softened water. They can reduce how much scale sticks to surfaces, which is a real benefit, but they should be evaluated as a scale-control product rather than as a softener.
How long does a water softener last?
It depends heavily on incoming water quality, how well it was sized, and whether it was maintained. Resin fouled by iron degrades much faster than resin in a clean municipal supply. Rather than quoting a number, we look at the condition of the resin and the availability of parts for the control valve when deciding whether a unit is worth repairing.
